<p>A June 16 update from Cobalt Partners says the next building in the Bayside development is now planned as a five-story mixed-use structure with a 60,000-square-foot fitness center, a 30,000-square-foot grocery store and 120 apartments.</p>
<p>That is the newest public version of the project. In November 2025, local reporting described the next phase as a single mixed-use building with around 180 apartments. Then, a March 3 Village of Bayside packet described a mixed-use building with a health and fitness club, a full-service grocer and about 142 apartments.</p>
<p>The apartment count has now shifted at least twice. The newer version appears to give more space to fitness and grocery uses while reducing the residential share compared with earlier concepts.</p>
<p>The March packet also shows the project was still in a prepetition conference stage, with the applicant seeking initial feedback before any formal submittal. That means this remains a live planning story, not a finished approval.</p>
<p>For Bayside residents, nearby property owners and business watchers, the key question is whether the mix changes again as village review continues. The OneNorth project page describes the broader plan as a community-focused place to shop, eat and gather.</p>

The proposal is at the council stage, which makes this a live public-process item rather than a finished project.</p>
<h2>What is being proposed</h2>
<p>At a basic level, the project is a mixed-use building: housing above or alongside commercial activity, instead of a single-use site. <p>Ground-floor residential units can affect how a mixed-use building interacts with the street. Smaller apartment sizes can make a project easier to fit financially or physically, though they also mean less living space per unit. A parking shortfall can raise the practical question of where residents, employees, or visitors will park if demand runs higher than expected. Reduced pervious area means less uncovered ground for stormwater to soak into, which is a design issue cities weigh carefully in South Florida.</p>

<p>For renters and relocators, the headline is simple: 44 units are not a citywide fix, but they are still additional homes in a market where supply matters. For nearby neighbors, the more immediate questions are traffic, parking, building form, and site design. For business owners, the medical-office component could add a steady daytime use on the property.</p>
