Beavercreek Township rezoning hearing on South Alpha Road continues Aug. 3
Beavercreek Township trustees continued a 3.942-acre South Alpha Bellbrook Road rezoning hearing to August 3, 2026; no development approval is documented.
Beavercreek Township trustees have continued a public hearing on a rezoning request for 3.942 acres at 364 South Alpha Bellbrook Road, leaving Zoning Case 847 pending ahead of an August 3 hearing.
The case involves applicants Dale and Betsy Witt. The continued public hearing is scheduled for 4 p.m. on August 3, 2026, or until regular business is completed, according to the township trusteesโ July 20 meeting packet.
What the request covers
The property is on the east side of South Alpha Bellbrook Road, about 300 feet south of Sunrise Way. Its parcel identification number is B03-0001-0021-0-0091-00.
The July 9 zoning notice says the applicants are seeking to change the property from Planned Unit Development R-1AA to Residential R-1AA zoning. The records reviewed do not establish that the request has been approved, nor do they authorize housing, commercial space or another specific development.
How the review works
Under the process described in the townshipโs public notice, the Zoning Commission considers the request and may recommend approval, approval with conditions or denial.
The Board of Trustees has a separate final decision role. Because the trustees continued the public hearing, the current record shows that the case remains under consideration rather than decided.
What residents should watch
Residents following the property should watch the August 3 trustee agenda and any later zoning filings for the next hearing action, additional application materials, conditions or a final decision. The reviewed documents do not say what development, if any, would follow a zoning change.
The townshipโs Community Development and Risk Department provides information about zoning requests and access to zoning materials. Future meeting packets or notices may provide more detail as the review continues.
