Tupelo council rezones six North Gloster parcels for Regional Commercial

The Tupelo City Council approved rezoning six parcels off North Gloster Street from Agricultural/Open Space to Regional Commercial at its July 7, 2026, meeting.
The action, identified as zoning case RZ26-02, changes the land-use category for approximately 226.59 acres shown on the cityโs zoning-request map. The affected parcels are identified in city records by parcel numbers 084S-18-001-18, 084S-18-001-04, 084S-18-001-19, 083U-07-066-06, 083U-07-003-00 and 083U-07-005-00.
What the rezoning changes
The former Agricultural/Open Space designation limited the types of uses that could be pursued on the property. Regional Commercial zoning allows a broader range of commercial uses to be considered under Tupeloโs development rules.
That change affects future land-use review, but it is not approval for a shopping center, store, subdivision or other specific development. The council action does not establish a developer, tenant, construction start date, traffic plan, site layout or project schedule.
Flood-zone issues remain part of future review
