Detroit City FC Breaks Ground on Planned AlumniFi Field Campus in Southwest Detroit

Detroit City FC and city officials held a groundbreaking ceremony July 15, 2026, for the planned AlumniFi Field campus at the former Southwest Detroit Hospital site near Michigan Avenue and 20th Street. The club announced the milestone July 16.

The approximately $200 million development is planned to include a 15,000-seat soccer stadium, a 421-space parking garage and a 104-unit residential building. Detroit City FC says the stadium is targeted to open for club play in 2028, but that remains a prospective schedule rather than a guaranteed completion date.

One project combines a stadium, parking and housing

The stadium is described by the club as a $150 million-plus component of the larger development. The housing plan includes 104 units, with 76 described in project materials as affordable. The units are planned components of the development; they are not being presented as built, occupied or available for leasing.

The 421-space garage is intended to support stadium activity. City project materials also call for continued attention to shared parking, event scheduling, transportation and communication with surrounding residents. Specific final event-day traffic arrangements, road closures and leasing details have not been established in the materials reviewed for this article.

Approval came months before construction advanced

Detroit City Council unanimously approved the development in November 2025 after the project went through the city’s Community Benefits Ordinance process. The July 15 ceremony was therefore a construction milestone, not the initial approval of the project and not a change to its zoning status.

City planning records identify the former hospital site and document the community-benefits process. The council and planning materials also support the residential component, including the planned affordable-housing units.

Community benefits are commitments to track

Project materials describe more than $2.27 million in total community benefits, including $1.2 million for neighborhood organizations. Other commitments include 3,000 free tickets annually for residents and organizations in the impact area and adjacent neighborhoods, a $17-an-hour minimum wage, local hiring priorities and a $200,000 revolving loan fund for small businesses.

The package also includes investments tied to public art, transportation, pedestrian safety and neighborhood improvements. City records describe additional commitments involving event communication, parking updates and community engagement. These are agreement terms or stated commitments, not completed outcomes, so residents will need future reporting and compliance updates to determine how they are delivered.

What the groundbreaking changes for residents

The immediate consequence for Southwest Detroit is the advancement of a multi-year redevelopment project on a long-vacant hospital site. If completed as planned, the campus would add a major sports venue, new housing, parking and commercial activity, while creating construction and permanent jobs projected by the club at 1,030 construction positions and 142 full-time positions.

Those job figures are project projections, not jobs already filled. Likewise, the housing, garage, stadium and neighborhood improvements remain future components. Construction progress, housing details and affordability requirements, pedestrian and infrastructure work, parking plans and implementation of the community-benefits package are the key accountability checkpoints.

Detroit City FC continues to describe 2028 as the target opening for AlumniFi Field. Until the project advances further, residents, commuters, nearby businesses and future fans should treat that date as a plan rather than a guarantee.
