Fontana Planning Commission to Consider 37-Home Project With Three Affordable Units
The Fontana Planning Commission is scheduled to consider a proposal Tuesday, August 4, for a 37-home detached subdivision on Citrus Avenue that would include three affordable residences.
The application remains pending. The commission could approve, modify, continue or deny the proposal; the city has not approved construction.
Project proposed for 5.3-acre site
The application, identified as Master Case No. 25-0040, would subdivide one parcel at 7866 Citrus Avenue into 37 parcels. A related design-review request covers the site plan and construction of 37 single-family detached homes with associated site improvements on about 5.3 acres.
The proposal also includes an Affordable Housing Density Bonus Agreement and a Declaration of Covenants, Conditions and Restrictions. The city’s public notice identifies three of the proposed residences as affordable. It does not specify affordability levels, eligibility requirements, sale prices or rental terms.
City notice cites environmental determination
The city’s notice says the project qualifies under previously adopted General Plan environmental documents. It states that the 2018 General Plan environmental impact report adequately identified the project’s impacts and that no further review is required under the cited provisions of the California Environmental Quality Act and Fontana’s local CEQA guidelines.
That determination is part of the pending application and does not establish that the homes will be built.
Hearing details and public comments
The public hearing is scheduled for 6 p.m. Tuesday, August 4, at Steelworkers’ Auditorium, 8437 Sierra Avenue, Fontana.
Residents and other interested parties may provide information by letter or email before or at the hearing. The city notice says written correspondence submitted at or before the hearing may be considered by the Planning Commission. Questions about the project may be directed to Associate Planner Alejandro Rico at (909) 350-6558 or arico@fontanaca.gov.
The city’s August 4 calendar confirms the Planning Commission meeting time and location. The public-hearing page identifies the Citrus Avenue application and its associated tract-map, design-review and affordable-housing documents.
What happens next
The August 4 hearing is the next decision point for the application. The Planning Commission may approve, modify, continue or deny the proposal. Until the commission takes action, the 37-home subdivision remains a proposal rather than an approved development.
