West Des Moines’ Valley West redevelopment has a new developer, but no August 3 council action
Valley West Mall redevelopment remains an active proposal in West Des Moines, but the City Council’s August 3, 2026 agenda contains no project-specific action on the mall site.
The agenda does not list a Valley West development agreement, incentive vote, acquisition action, demolition approval or other item directly advancing the redevelopment. Developer selected in June
WHO Radio reported June 24 that West Des Moines had selected a new developer to pursue a redevelopment of the Valley West Mall area. The report described a potential mixed-use project involving housing, retail, restaurants and green space.
Mayor Russ Trimble told the station that the city could provide up to $110 million in incentives if the developer follows that mixed-use plan. The figure is conditional and potential; it is not money the city has already committed or spent.
WHO Radio also reported that the developer had 90 days to close on the property and would not be publicly identified until then. Counting from the June 24 announcement, that reported window would extend into late September 2026. The source does not establish a completed closing date.

West Des Moines’ Valley West urban-renewal planning document describes a public-finance and redevelopment framework for the area. The document references possible acquisition of the Valley West Mall property and an anticipated city-cost or incentive ceiling of up to $110 million.
The city’s 2026 Economic Development Strategic Action Plan identifies Valley West Mall and the Grand Avenue corridor as redevelopment opportunities. The plan also calls for strategies for older portions of the city and fiscally responsible financial incentives.
Those documents establish planning and financing parameters under consideration. They do not by themselves establish that the property has closed, that a final development agreement has been signed, that demolition is authorized or that construction has begun.
What residents should watch next
The next identifiable milestone is the reported 90-day closing window, which would reach into late September. Residents, nearby businesses, property owners and taxpayers should watch future council agendas and city records for a completed closing, a formal development agreement, specific incentive terms, acquisition steps and any demolition, zoning or construction approvals.
Until those actions appear in official records, the Valley West project remains between developer selection and execution. A selected developer is not the same as a completed sale, an executed agreement or a construction start.
