Margate land-use amendment heads to Aug. 20 Broward hearing
A proposed land-use amendment covering 148.7729 acres in Margate is scheduled for a Broward County Commission public hearing on Aug. 20, 2026. The proposal would shift the property from a commercial recreation designation to a combination of residential, commercial and park uses.
The county meeting notice identifies the proposed comprehensive-plan amendment as being within the City of Margate and Commission District 2. The hearing is the next formal decision point, but the available records do not show that the amendment has been approved.
How the acreage would be divided
The City of Margateโs business-impact document, published April 15, describes four proposed land-use designations for the affected property. It assigns 37.8922 acres to R(10) residential use and 36.2337 acres to R(14) residential use.
The proposal assigns another 7.618 acres to commercial use and 67.029 acres to park use. Together, the two residential allocations total 74.1259 acres. The park allocation is the largest single portion of the proposed change, while the commercial allocation is the smallest.
These are proposed land-use categories, not a final construction plan. The source documents do not provide a final site plan, a guaranteed number of homes, a final project name or the name of a developer.
Density framework remains part of the proposal
The business-impact document also describes available residential density within an irregular 636.18-acre density area. Under the proposal, that area would maintain an average density of 7 dwelling units per acre.
That figure describes the density framework in the amendment. It does not establish a final number of homes that would be built on the 148.7729 acres. Any eventual development would still depend on the land-use action and later project-level decisions that are not included in the records reviewed.
Why the decision matters in Margate
The amendment could reshape how development capacity is distributed in the city by changing the balance among housing, commercial space and parkland. The proposed residential designations could provide capacity for housing, while the commercial and park designations would set aside acreage for those uses under the proposed plan.
