Sherman approves two developments spanning more than 300 acres
The Sherman City Council approved two planned developments on July 7, 2026, authorizing a combined expansion of more than 300 acres on opposite sides of the city.
Joiner Ranch is planned for the north side of Sherman near Highway 691. Sherman Lakes is on the south side. Together, the projects include residential and commercial development, while more than 100 acres across the two developments were secured as open space, according to reporting by KXII-TV.

Sherman Lakes includes single-family homes and townhouses on the south side of the city. The developmentโs approval followed resident concerns about density along portions of the projectโs edges. Those concerns led the city to request lower density in those areas.
