Arvada reviews annexation for proposed 56,160-square-foot building
Arvada is reviewing a proposed annexation near Highway 72 that could bring a 5.398-acre Jefferson County parcel into the city for mixed-use development.
Arvadaโs review of a proposed annexation and zoning change near Colorado Highway 72 remained unresolved after a July 21 public hearing, based on city project materials available as of July 28, 2026.
Brumley Realty is seeking to annex a 5.398-acre parcel south of State Highway 72 and east of 15350 State Highway 72 into Arvada. The property is currently in unincorporated Jefferson County, where it is zoned SR-2 for low-density residential use.
The proposal calls for a 56,160-square-foot speculative building on a vacant lot near Highway 72 and Indiana Street. The developer says the future building could be leased for business, light-industrial or warehouse uses. No specific tenant is identified in the cityโs project materials, and the building has not been approved or constructed.
Requested zoning would replace rural-residential designation
If the parcel is annexed, Brumley Realty is requesting Arvadaโs MX-S, or Mixed-Use, Suburban, zoning district. The city describes MX-S as a district for a variety of residential and nonresidential uses, including suburban office, commercial and institutional activity.
Under the cityโs zoning reference, light industry and self-storage are conditional uses in MX-S. That means a future use could require additional review and approval rather than being automatically allowed by the zoning change alone.
City project materials describe the surrounding area as mixed, with two self-storage properties, one commercial property and a few rural residential lots. The proposed county-to-city shift could change how future development is reviewed, but the available materials do not establish that traffic, utilities, drainage, environmental issues or neighborhood compatibility have been resolved.
Public hearing was not necessarily final approval
The city project page lists a City Council first reading for July 7, 2026, followed by a public hearing on July 21. A city resolution accepted the annexation petition as substantially compliant and established the public-hearing process.
Arvadaโs council-meeting guidance says public hearings allow testimony before council takes action, votes or defers a decision. The available Revival Industrial project page and related materials do not show a confirmed final approval or denial of the annexation and requested rezoning as of July 28.
What residents should watch next
The next key records would be any council ordinance or resolution approving, denying or deferring the annexation and zoning request. If the proposal advances, later reviews could address site design, access, traffic, utilities, drainage, landscaping and the details of any future occupant or operation.
