Brunswick County schedules hearing on 173-home planned development near Leland
Brunswick County has scheduled a public hearing for Aug. 10, 2026, on a proposed 173-home planned development near Leland.
The hearing is set for 4 p.m. and concerns Project PD-181, identified as the Old Town Creek Road Planned Development. The proposal calls for 173 single-family units on approximately 60.85 acres, with an overall density of 2.84 dwelling units per acre.
The project is located off Old Town Creek Road NE and Ocean Highway E NE near Leland. Norris & Bland Consulting Engineers P.C. is listed as the applicantโs representative for Jody Bland. The county notice identifies the property as tax parcel 05700153.
What the hearing covers
The Aug. 10 proceeding is a public hearing on the planned-development proposal. It is not a notice that the homes have been approved or that construction has begun.
The hearing notice does not establish whether Brunswick County will approve, deny or continue the project. It also does not provide final analyses of traffic, school capacity, utilities or stormwater.
If the proposal advances, the addition of 173 homes could become part of the areaโs continuing residential-growth and infrastructure-planning demands. Those questions can include how new development is served by roads, drainage systems, utilities and emergency services, as well as how growth is coordinated with schools and nearby communities. Specific effects have not been established by a final agency finding.
Lelandโs broader planning picture
The Town of Lelandโs 2026 planning update describes other major planning and infrastructure activity in the area. The update says the town approved voluntary annexation and initial zoning for approximately 150 acres along the Highway 74/76 corridor.
The same update reports that Leland adopted data-center development standards and received approximately $1.4 million in external funding for the Low Country Boulevard Culvert Improvement Project.
Those actions provide broader context for a proposed residential project near Leland, where land-use decisions and infrastructure planning are moving at the same time. They do not determine the outcome of Project PD-181.
Next step
The next listed step for the Old Town Creek Road proposal is Brunswick Countyโs public hearing at 4 p.m. on Aug. 10, 2026. Any decision on the planned development would come after the countyโs consideration of the proposal and the applicable planning information.
