Folsom Council to Revisit Approvals for 1,424-Home Alder Creek Project
The Folsom City Council is scheduled to revisit a major package of approvals for Toll Brothers’ proposed 1,424-home Alder Creek development at its regular meeting on August 11, 2026.
The project, identified as MSTR25-00084, is in the Folsom Plan Area south of Alder Creek Parkway, east and west of Oak Avenue Parkway, north of Mangini Parkway and east of Prairie City Road. The council’s action could shape housing supply, land use and infrastructure planning in one of the city’s major growth areas south of Highway 50.
The Alder Creek item was continued from the council’s June 9, 2026, meeting. The August agenda lists Toll Brothers at Alder Creek as an action item, meaning the council is scheduled to consider the proposal rather than simply receive an informational presentation.
What the council is being asked to consider
The approval package includes a CEQA exemption determination, a small-lot vesting tentative subdivision map, a planned development permit, an inclusionary housing plan and a minor administrative modification.
Together, those actions cover environmental review under the California Environmental Quality Act, subdivision mapping, the project’s planned-development permissions and the housing requirements identified in the inclusionary plan. The tentative map is a subdivision approval step, not a statement that construction has begun or that the homes are already approved for occupancy.
The August 11 meeting is the next known decision point for the project. The city’s agenda identifies the actions scheduled for consideration, but the council’s vote and any conditions of approval were not yet public as of August 10, 2026. The project’s construction start date, financing and final buildout schedule have not been established by the agenda record.
A large project in a growing part of Folsom
A 1,424-home development would be a significant addition to the Folsom Plan Area. The scale makes the council’s decision relevant not only to the applicant and nearby properties, but also to how the city plans for roads, utilities, public services and future neighborhoods in the area.
The Alder Creek proposal is part of broader residential development activity tracked by the city. A separate Taylor Morrison application, submitted March 16, 2026, proposes an 804-lot residential subdivision in the Folsom Plan Area.
That Taylor Morrison application is not part of the Alder Creek project. It does, however, show that multiple large residential proposals are moving through city planning records at the same time. Each project remains subject to its own review and approvals.
What happens next
The council is scheduled to take up the Alder Creek package during its August 11 regular meeting. The listed actions give council members the opportunity to decide whether to approve, modify or otherwise act on the proposal, although the agenda alone does not establish the outcome.
Until the council acts, Alder Creek remains a proposed residential development. The scheduled meeting should clarify whether the project advances under the listed approvals and whether the council attaches conditions to any action.
