Pell City proposes fully rewritten zoning ordinance, schedules July 27 hearing

Pell City has published a proposed fully amended and restated zoning ordinance that would establish zoning districts within the city’s corporate limits and rewrite rules for development and land use.

The proposal addresses building height, the number of stories, building size, lot coverage, required yards, development density and land uses. It also includes an official zoning map and rules for permitted, conditional and nonconforming uses. The proposal would also set provisions governing the Pell City Board of Zoning Adjustment.

If adopted, the rewrite could affect what residents, landowners and businesses may build or operate, how densely property may be developed and which projects require additional review. The proposal is citywide in scope, but the public notice does not identify parcel-specific zoning changes or establish the final list of permitted and conditional uses.

A public hearing is scheduled for July 27, 2026, at 6 p.m. at Pell City Hall, 1905 First Avenue North. The complete proposed ordinance and zoning map were made available through the city and in the July 2 edition of the St. Clair News-Aegis. The city’s notice describes a proposal and does not establish whether the City Council later adopted it, so the document should not be treated as a final zoning change. The scheduled hearing is the next known step.
