Schaumburg’s $453 Million Capital Improvement Plan
The Village of Schaumburg has approved a comprehensive $453 million, five-year Capital Improvement Plan (CIP) to enhance the community’s infrastructure. The plan, approved by the Village Board on January 13, outlines strategic investments in roadways, utilities, facilities, and redevelopment areas over the next five years. The village aims to secure over $75 million in state and federal grants to support these initiatives, minimizing the financial impact on local revenues.
Key Projects in the First Year
- Street Improvements:
- $45.9 million for design and construction of village-owned streets, supported by $21.9 million in grant revenue.
- $14 million to improve Braintree Drive from Bode Road to Wise Road.
- $13.7 million to complete reconstruction of McConnor Parkway.
- $6.2 million to resurface Woodfield Road from Barrington Road to Springinsguth Road.
- $2.7 million to resurface Walnut Lane from Bode Road to Schaumburg Road.
- $8 million for reconstruction and resurfacing of residential streets.
- $800,000 to install a new traffic signal on Schaumburg Road at the entrance to the Al Larson Prairie Center for the Arts and School District 54 Administration Building.
- Utilities:
- $18.2 million for repairs to utility infrastructure, including water, storm drainage, and sanitary sewer systems.
- $7.6 million in sanitary sewer and stormwater repairs associated with Braintree Drive improvements.
- $3 million to rehabilitate the 55-year-old Walnut Lane lift station, replacing deteriorating equipment and enhancing system reliability.
- 90 North District Improvements:
- $7.4 million to support continued redevelopment in the village’s 90 North District.
- Design of the Thoreau Drive realignment along with the Walden Subdivision Water and Sanitary improvements ($2.9 million together).
- Design and land acquisition for the 90 North Pedestrian Bridge (approximately $1.8 million) to enhance walkability and connectivity within the district.
- Facilities:
- $22 million to complete construction of the new Village Hall.
- $1.7 million to complete the final design of the new Public Safety Building at 1000 Woodfield Road.
- Additional improvements include upgrades to the Public Works truck wash, new overhead doors at the Vehicle Maintenance Facility, and replacement of underground fuel storage tanks.
Village Manager Brian Townsend emphasized the plan’s alignment with the Village Board’s priorities and its commitment to investing responsibly in Schaumburg’s future. The program aims to enhance essential infrastructure and encourage redevelopment that benefits the community for years to come. By actively pursuing outside funding, the village can stretch local tax dollars further and deliver greater value to residents and businesses.
New Business Developments in Schaumburg
In addition to infrastructure improvements, Schaumburg is witnessing significant business developments that aim to boost the local economy and provide new amenities to residents.
Purchase of the Schaumburg Boomers
REV Entertainment, the official sports and entertainment company of the Texas Rangers, has announced the purchase of the Schaumburg Boomers, a four-time Frontier League champion team. This acquisition expands REV’s portfolio and aims to build on the strong foundation established by the previous owners, Pat and Lindy Salvi. The goal is to invest in the fan experience at Wintrust Field, strengthen local partnerships, and ensure the Boomers remain a cornerstone of entertainment in the Chicagoland area for years to come.
Redevelopment at Algonquin and Meacham Roads
Mayor Tom Dailly announced plans to relocate the Cook County highway maintenance facility from the village’s redeveloping northeast corner. The facility will be moved to 2222 Hammond Drive, where a new facility will be constructed. The Meacham Road property will eventually be annexed into Schaumburg, allowing for future commercial development that will enhance this key gateway near Algonquin and Meacham roads. A potential hotel, restaurant, and retail development is a leading contender for the site, which could generate up to $14 million for the TIF district and up to $1 million a year in consumer taxes.
New Dining Options at Crossroads of Schaumburg
The forthcoming Lazy Dog restaurant will be among several dining tenants in the redevelopment of the former Macy’s Furniture Gallery, now called Crossroads of Schaumburg. This new development at the northwest corner of Meacham and Golf roads will feature a variety of restaurants, including Lazy Dog, Cava, Velvet Taco, and Piccolo Buco, providing diverse dining options for the community.
New Medical Facility Near Costco
Duly Health and Care is building a $56 million, 99,000-square-foot medical office just south of Costco in the former At Home space. The health treatment facility will bring patients from all over the suburbs to Schaumburg, enhancing the village’s healthcare services and contributing to the local economy.
New Residential Developments
New residential developments include the 149 single-family homes in the Summit Grove subdivision, more rowhomes for the Veridian redevelopment of the former Motorola campus, a subdivision called Wise Commons proposed to replace the Campanelli YMCA, and a new concept plan for single-family homes, townhouses, and rowhomes on the Loeber property at the north end of the village. These developments aim to meet the growing housing demand and contribute to the village’s expansion.
Conversion of Office Building to Residential Use
The 45-year-old, five-story office building at 1699 E. Woodfield Road could become the first commercial building in Schaumburg converted to residential use. This conversion reflects the village’s adaptability and commitment to revitalizing existing structures to meet current needs.
Replacement of Village Hall
Plans to replace Schaumburg’s 52-year-old village hall during 2025 and 2026 include moving village staff to a vacant 204,000-square-foot office building at 1000 Woodfield Road. This building will later be demolished to become the site of the next police station, demonstrating the village’s commitment to modernizing its facilities to better serve the community.
