Sheboygan property owners await 2026 assessment notices
Sheboygan property owners should watch for a 2026 Notice of Changed Assessment scheduled to be mailed Monday, Aug. 10, as the city completes the final scheduled year of a multiyear citywide property revaluation.
The notice will provide the city’s assessment information for the property. A changed assessment does not, by itself, establish whether an owner’s final property tax bill will rise or fall. The eventual bill also depends on tax rates and budgets approved by taxing authorities.
Open Book review is scheduled for Aug. 24-28
Property owners who have questions or believe assessment information may be inaccurate will have an opportunity to review their assessments during the city’s Open Book period.
Open Book is scheduled for Aug. 24 through Aug. 28. The hours will be 8:30 a.m. to 4 p.m. Monday through Thursday, Aug. 24-27, followed by 8:30 to 10:30 a.m. Friday, Aug. 28.
The city says Open Book will be handled mostly by email or phone, with limited in-office appointments. Email is preferred. Assessment questions should be directed to the City of Sheboygan Assessment Department at 920-459-3388 before Open Book ends.
The city says Open Book gives property owners a chance to compare their property information with similar properties and discuss concerns with assessment staff. Owners should review the notice for errors or unclear information and contact the Assessment Department during the scheduled review period.
Formal objections require separate Board of Review steps
Open Book is an informal review opportunity. Property owners seeking a formal hearing must contact the City Clerk for a formal “Objection to Property Assessment” form.
The Board of Review is scheduled for Tuesday, Oct. 13, from 9 to 11 a.m. at Sheboygan City Hall, 828 Center Avenue, third-floor Council Chambers Room 305.
The hearing is by appointment only, and the city requires at least 48 hours’ notice before the Board of Review meeting. Owners should request the objection form and complete the required paperwork well before the scheduled hearing. The City Clerk’s office can be reached at 920-459-3361.
Final year of citywide revaluation
The city’s assessment office began the multiyear citywide review in 2022. The city identifies 2026 as the last year for changed-assessment notices under the revaluation project.
The process does not mean every property will change by the same percentage, and a change in assessed value will not translate directly into the same change in a tax bill.
For now, owners should review mail received after Aug. 10, note any questions about the property description or assessed value, and contact the Assessment Department during the Aug. 24-28 Open Book period. Questions about formal appeals and the Board of Review should be directed to the City Clerk.
