Shorewood schedules public hearing on zoning-code and land-use fee changes

Shorewood’s Planning Commission is scheduled to hold a public hearing August 18 on a Phase 1 update to the city’s zoning code and proposed amendments to land-use fees.

The hearing is scheduled at Shorewood City Hall. The City Council is then scheduled to consider the zoning-code update at its September 14, 2026, meeting. The proposed amendments to land-use fees carry a January 1, 2027, effective date if adopted.

What the zoning update would change

The Phase 1 proposal would reorganize Shorewood’s zoning regulations and create tables for allowable uses, dimensional standards and parking requirements. Organizing those rules in tables could give residents, property owners, applicants and developers a more direct way to review what is permitted on a property and what standards apply.

The update also would eliminate unused zoning districts and consolidate districts with similar rules. The city describes additional technical updates as intended to keep the code compliant with state law.

In practical terms, the proposed changes could affect how people navigate land-use applications, check whether a property complies with zoning requirements, evaluate parking standards and prepare for related approvals. The proposal is a citywide code-organization and standards project; it does not approve or deny a specific development project.

Separate land-use fee proposal

A separate public notice identifies proposed amendments to Chapter 1301.03, the section addressing land-use fees. The notice places the proposed fee changes on a January 1, 2027, timetable.

The city has not stated the final fee amounts in the public notice. The zoning revisions and fee amendments therefore remain proposals ahead of the scheduled review and council consideration.

Public feedback and next steps

Shorewood’s feedback period on draft zoning-code language ran from May 18 through June 12, 2026. The August 18 Planning Commission hearing is the next scheduled public step identified for the Phase 1 update.

After the commission’s hearing, the City Council is scheduled to consider the zoning-code update September 14. The proposed fee amendments would be scheduled to take effect January 1, 2027, if the city adopts them. The dates describe planned governmental action, not final approval of either proposal.
