Wyckoff adopts 2026 affordable-housing plan amendments with new inclusionary development sites
Wyckoff adopted amendments to its fourth-round affordable-housing plan and Master Plan on March 11, 2026, setting out specific locations and zoning provisions intended to meet the township’s New Jersey affordable-housing obligations.
The adopted documents identify three housing sites: AHO-7 at 475 Lafayette Avenue; AHO-8 on approximately 13.7 acres at 500 West Main Street; and SF/AH-3 at 168 and 174 Franklin Avenue, a site covering approximately 2.5 acres.
The amendments establish where inclusionary housing may be developed and the conditions that would apply to future proposals. They do not, by themselves, mean that every listed site is approved for immediate construction.
Sites and permitted densities
The Planning Board’s March 11 minutes identify different residential densities for the three sites. AHO-7 is listed at six dwelling units per acre under the amended agreement. AHO-8 is listed at 14 dwelling units per acre, while SF/AH-3 is listed at 4.5 dwelling units per acre.
The plan’s site designations cover portions of Lafayette Avenue, West Main Street and Franklin Avenue. Those locations add defined housing opportunities to Wyckoff’s land-use framework as the township addresses its fourth-round obligations.
Commercial districts
The amendments also address inclusionary residential development in the B-1 district along Godwin and Franklin avenues and in the B-2 district along Godwin and Crescent avenues.
According to the Planning Board minutes, the changes allow inclusionary residential development on upper stories while retaining existing commercial uses and bulk standards. The B-1 and B-2 provisions include a 20% affordable-housing set-aside.
That approach is intended to add residential capacity without eliminating the commercial uses already permitted in those districts. For property owners and nearby businesses, the changes establish new development permissions and standards that could shape future applications. Prospective renters and residents may be affected by the number and location of affordable homes proposed through later projects.
Remaining court step
The Planning Board record states that Fair Share Housing Center had agreed to sign an amended mediation agreement, but that final court approval was still required. The records do not establish that the court had completed that approval or set out when it would occur.
The adopted plan and the township’s affordable-housing compliance records place the amendments within Wyckoff’s fourth-round housing framework. The documents identify the sites, densities and set-aside rules, but do not state a single total number of affordable units that will ultimately be required across all locations. That number would depend on final site plans and the applicable development constraints.
