What the proposed development would include
The Westline Flats development program statement describes a 4.308-acre multifamily residential project with 167 affordable units in four buildings. Three buildings would be three stories. The fourth would be four stories, include two elevators and contain a community amenity wing on its lower level.
The project document describes the units as affordable housing and identifies an affordability target averaging 60% of area median income. It does not provide a current dollar income figure for that target.
The plan calls for 183 parking spaces, including 16 ADA-accessible spaces. Vehicular access would come through curb cuts on Ferguson Road and Glenhills Way. Internal drive aisles would connect the entrances to the parking areas and provide circulation for residential and emergency-vehicle access.
The development program statement lists approximately 29% of the property as pervious or green-space area. It also identifies setbacks, pedestrian walkways, building heights and private site improvements that would be reviewed through the planned-development process.
What Westwood residents may evaluate
The requested zoning change would allow a multifamily residential use on the site under the proposed planned-development framework. Residents and officials may evaluate the two street connections, traffic and emergency access, parking supply, building height, setbacks, open space and construction activity.
Those are potential site effects for review, not established harms. The available records do not determine that the proposal would create a specific traffic, parking or neighborhood problem.
