Hoboken Planning Board Schedules Two Aug. 11 Proceedings After Newark Street Ordinance Approval
Hoboken’s Planning Board has scheduled two separate proceedings for Tuesday, Aug. 11, at City Hall: a 7 p.m. subdivision and site-plan committee meeting and a 7:30 p.m. special meeting listed for ordinance review.
The schedule follows the City Council’s completed action on Ordinance J-47, which concerns an amendment to the Southwest Rehabilitation Area redevelopment plan for 511-521 Newark St. The Council passed the ordinance June 17, and Mayor Emily B. Jabbour approved it July 8.
The Aug. 11 notices do not establish that the Planning Board will approve, reject or re-enact Ordinance J-47. They identify separate Planning Board proceedings, including an ordinance-review session and a development-application completeness review.
Two proceedings are scheduled at City Hall
The Planning Board’s Subdivision and Site Plan Committee is scheduled to meet at 7 p.m. Aug. 11 in the lower-level conference room at Hoboken City Hall, 94 Washington St.
A separate special Planning Board meeting is scheduled for 7:30 p.m. at the same location. Its published agenda lists “Ordinance Review” as the meeting matter.
Both notices identify the proceedings as public meetings under New Jersey’s Open Public Meetings Act. The 7 p.m. committee notice says its agenda is tentative and subject to change and that formal action may be taken.
1715 Grand Street is listed for completeness review
The 7 p.m. committee notice lists 1715 Grand St., application HOP-26-5, for completeness review. The notice identifies the property as Block 145, Lots 5-9, in the I-1 zone, with Montar Group LLC as the applicant.
According to the notice, the proposal is for a ten-story, approximately 202,550-square-foot self-storage facility with associated site improvements. The notice also lists requested variances for minimum lot width, front-yard setback, side-yard setback and the minimum number of parking spaces.
A completeness review is not the same as a final approval or denial. The published notice does not establish a final Planning Board decision on the proposal. Hoboken’s notice directs residents to the linked agenda materials and digital plans for the application.
Newark Street ordinance was approved July 8
Hoboken’s July 8 legal notice lists Ordinance J-47 as an ordinance amending the redevelopment plan for the Southwest Rehabilitation Area at 511-521 Newark St.
The notice states that the ordinance passed the City Council on June 17, 2026, and was approved by Mayor Emily B. Jabbour on July 8, 2026. That Council action is complete and is separate from the Planning Board proceedings scheduled for Aug. 11.
The special-meeting notice identifies the 7:30 p.m. matter only as “Ordinance Review.” It does not expressly say that the Planning Board will take another vote on Ordinance J-47. The available notices therefore do not support describing the redevelopment-plan amendment as a new Aug. 11 decision.
What the Planning Board reviews
Hoboken says its Planning Board reviews and acts on site-plan and subdivision applications and is responsible for reviewing the city’s Master Plan. The city’s official Planning Board page also links to board agendas, application materials and transcripts.
For residents following the Aug. 11 schedule, the distinction is important: the 7 p.m. proceeding lists a specific development application for completeness review, while the 7:30 p.m. special meeting is identified as an ordinance-review session. The Newark Street redevelopment-plan ordinance itself already received Council approval on July 8.
