Yonkers breaks ground on $185 million Park Square project with 340 apartments
Yonkers officials and Titan Real Estate Development LLC broke ground July 21, 2026, at 1 Loehr Place, moving the Park Square Yonkers project from approved plans into construction.
The reported $185 million development in southwest Yonkers is planned as a seven-story mixed-use building with 340 apartments. Ten percent of the planned units are designated as affordable housing. The project is also expected to include approximately 20,000 square feet of commercial space and structured parking.
Construction begins at 1 Loehr Place
News 12 Westchester reported that the project is expected to take about two years to complete. That is an estimate, not a guaranteed delivery date, and the apartments, commercial space and parking are not yet available.
The project is planned for an area associated with the former Mulford Gardens units. News 12 reported that it will partially replace an empty parcel left after the closure of those units.
340 planned apartments and commercial space
The latest reported design calls for a seven-story building with 340 apartments. The planned affordable-housing share is 10%, meaning the project is not being described as 340 affordable apartments.
The mixed-use plan also includes approximately 20,000 square feet of commercial space and structured parking. Yonkers Planning Board records for the approved project describe 420 structured parking spaces, along with the residential and commercial components.
CoStar News separately reported that construction began during the week of July 20 on a roughly 500,000-square-foot mixed-use Yonkers development with 340 apartments, providing additional confirmation of the construction start and residential scale.
Future school connection remains ahead
News 12 reported that the building is expected to be aligned with a future Yonkers public school serving pre-K through eighth grade and about 800 students. The school should be treated as a planned future connection, not as an open, completed or guaranteed facility.
For nearby residents, the immediate effect is a major construction project expected to continue for approximately two years. Over the longer term, the planned apartments, affordable units and commercial space could change the housing and retail mix around the former Mulford Gardens area, but those outcomes remain ahead.
Project received prior city approvals
Yonkers Planning Board minutes from July 10, 2024, state that the city had granted Titan Real Estate LLC a Planned Urban Redevelopment special permit and site-plan approval for Park Square. The minutes describe an approximately 3.88-acre mixed-use development with about 340 dwelling units, approximately 20,000 square feet of commercial space and 420 structured parking spaces.
The October 11, 2023, Planning Board agenda described an earlier version as a four-story, 340-unit apartment building with 20,000 square feet of commercial space on the same general group of Yonkers parcels. The current seven-story description comes from the July 2026 local report and should be understood as the latest reported design rather than a detail from the older agenda.
Next steps are continued construction and the eventual delivery of the planned apartments, commercial space and parking. The future school connection will require additional planning and implementation before it can be treated as an operating public facility.
