New Orleans council advances Omni hotel zoning, but tax break fight remains

New Orleans City Council gave preliminary approval on June 24 to a zoning change that would let the planned Omni headquarters hotel near the Ernest N. Morial Convention Center move forward. The council still has to take another vote on the ordinance, so the project is not fully cleared yet.

The proposed hotel would go on a small parcel between Convention Center Boulevard and South Peters Street, next to Mississippi Heritage Park, where The Sugar Mill stands. City Planning Commission materials earlier this spring outlined a new Convention Center Hotel Overlay District for the site.

The subsidy package is still the bigger question

What the council approved was zoning, not the final incentive deal. Developers are still seeking a tax package that includes a PILOT agreement and state tax breaks over 45 years.

The latest terms discussed publicly would still leave the Orleans Parish School Board and Regional Transit Authority whole on their property-tax share, while changing how other payments are handled.

Supporters say the hotel would help New Orleans compete for larger conventions and events. Critics argue the city and state should be more careful about extending long-term public subsidies to a private project when budgets remain tight.

For residents, the next steps matter: the zoning ordinance still needs final action, and the incentive package still needs more approvals before construction can begin.
