Acton Zoning Board Holds Hearing on 1012 Main Street Storage-Bin Variance
Acton’s Zoning Board of Appeals is holding a virtual public hearing Tuesday, August 4, 2026, at 7 p.m. on Baudanza Electric Co. Inc.’s request for a side-yard setback variance at 1012 Main Street.
The town identifies the property as Acton Atlas Parcel B6-3. The hearing is scheduled through Zoom and is listed on the town calendar from 7 p.m. to 10 p.m.
The immediate request
The variance request concerns open-air storage bins constructed of concrete blocks. The applicant is seeking relief from the town’s side-yard setback requirement, according to the Zoning Board’s public-meeting notice.
The August 4 proceeding concerns the proposed location of those storage bins. It is not a final approval of the broader commercial project, and the notice does not state that the variance has been granted.
Separate review for a proposed shop
A separate Acton proceeding is scheduled for August 24. The Select Board notice says the board will hold a public hearing at 6:45 p.m. on a site-plan special permit under Zoning Bylaw Section 10.4 for the same 1012 Main Street property.
Baudanza Electric Co. Inc. is identified as the applicant, and the notice describes the proposal as a building trade shop. That hearing is separate from the August 4 Zoning Board matter and remains a proposal awaiting review.
Wetlands and site work in the record
Acton Conservation Commission records identify a related Notice of Intent for a new building and driveway at 1012 Main Street. The commission’s July 1 agenda listed the matter as continued to July 15 and marked the Notice of Intent as open in its status table. The available record does not establish a later approval, closure or current outcome.
Earlier Conservation Commission minutes documented review topics involving wetlands, building placement, parking, septic, stormwater management, erosion controls and construction sequencing. The January 21 minutes described a proposal for a landscape operation, including parking, a septic system, stormwater controls and mulch storage in concrete-block bins. The later Select Board notice describes a proposed building trade shop. Those descriptions come from separate official records and should not be assumed to represent identical plans.
The January minutes state that the more-than-two-acre property contains wetlands. They also describe proposed site features and commissioners’ requests for additional information about well installation, erosion controls, slurry management, mulch management, a steep-slope landscape plan, slope cross-sections and possible barriers near a steep edge. Those records document review topics and information requests, not a final determination on the full project.
How residents can review the matter
The Zoning Board notice directs residents to the town’s application-materials collection for the 1012 Main Street matter and says comments may be sent to the Acton Planning Division at planning@acton-ma.gov. The notice also provides instructions for remote participation.
Materials for the separate Select Board hearing are available through the town’s meeting-document channel and at Acton Town Hall. Residents should check official agendas, minutes and application records for continuances, testimony, decisions or revised plans.
