Bar Harbor Sets Aug. 18 Hearing on Possible New Lodging Moratorium

Bar Harbor’s Town Council has scheduled an Aug. 18, 2026, public hearing on a possible renewed moratorium affecting certain transient accommodations, along with two related land-use amendments.

The hearing follows the reported expiration of the town’s previous lodging moratorium on July 27, 2026. The council has not adopted a new moratorium, so the August hearing is a pending decision rather than a final restriction on lodging development.

What the council will consider

The proposed moratorium would focus on particular lodging types or local lodging districts rather than necessarily applying to every transient accommodation in Bar Harbor. The proposed measures had not yet established the final districts, lodging categories or duration of any renewed restriction.

The council also scheduled hearings on two related land-use amendments. One would create a graduated lodging scale. The other would align land-use definitions. The changes are part of the town’s broader review of how lodging proposals are categorized and evaluated.

A graduated scale could provide different standards for lodging projects based on their size or type. The land-use definition amendment would address how terms are aligned within the town’s rules. The council has not adopted either amendment, and the hearing will give the public an opportunity to weigh in on the proposed changes.

Issues under review

Bar Harbor planning discussions cited health and safety, environmental quality, quality of life, impacts on adjacent property values and the approval process as issues for review.

Those topics describe the concerns being considered as the town reviews its lodging rules. They are not findings that a particular lodging project or accommodation category has caused those impacts.

The action could shape whether and where larger lodging projects proceed after the previous moratorium expired. That makes the hearing relevant to property owners, hospitality businesses, nearby residents and developers, as well as to the town’s tourism capacity and decisions about land use.
