Central Islip lottery opens for 80 One Carleton Green apartments
Applications are open for 80 apartments at One Carleton Green in Central Islip. Apply by September 14; the lottery drawing is set for September 28.
Applications are open for 80 affordable rental apartments at One Carleton Green, a 96-unit development under construction at 1 Carleton Avenue in Central Islip.
Applications must be submitted online or mailed with a postmark no later than September 14, 2026. The lottery drawing is scheduled for September 28, 2026, at 11 a.m. Eastern time. The drawing will establish the order in which applications are reviewed for tenancy; it is not an apartment award, lease signing, or move-in date.
What the lottery covers
The lottery covers 80 apartments within the larger One Carleton Green project. The development consists of nine studios, 62 one-bedroom apartments and 25 two-bedroom apartments in a new three-story building. It also includes accessible apartments, nonprofit and retail space, and 15 supportive-housing units for people with intellectual and developmental disabilities.
The project is being built near the Central Islip Long Island Rail Road station and is part of a mixed-use, transit-oriented redevelopment along the Carleton Avenue corridor.
Who may qualify
Georgica Green Ventures says the apartments are for households earning from approximately 30% to 100% of Area Median Income. Exact income limits depend on household size and apartment type, so income alone does not determine eligibility.
The lottery materials identify priority admissions for 10 apartments for people with mobility disabilities and five apartments for people with hearing or vision disabilities. Applicants should review the eligibility guidelines before submitting an application.
How to apply
Applicants can apply through the New York State Housing Search portal. Georgica Green Ventures says applicants who want a mailed application may email mailto:onecarleton@georgicamgmt.com.
Completed mailed applications should be sent to Georgica Property Management, P.O. Box 151, Glen Cove, NY 11542, and must be postmarked by September 14, 2026. The lottery page also provides application materials in English, Spanish and Chinese.
Only one application should be submitted per household. Applicants who apply online should not also mail an application, and applicants who mail an application should not apply online for the same listing.
What happens after the drawing
Georgica Green Ventures says applicants will receive a lottery number after the September 28 drawing through their New York State Housing Search account and by email. That number determines the order in which applications are reviewed for tenancy.
Applicants will still have to meet the applicable household-size, income and apartment-type requirements. Selection in the drawing does not guarantee an apartment, and the development is not ready for immediate occupancy.
Construction is still underway
One Carleton Green is under construction and is expected to open in spring 2027, according to Greater Long Island. The Town of Islip and New York State Homes and Community Renewal describe the project as a mixed-use development near the Central Islip LIRR station, with affordable housing, supportive housing, first-floor retail or nonprofit space and public areas.
For renters, the immediate deadline is the application date. The later lottery will set review order, while leasing will depend on eligibility review, apartment availability and construction progress.
