Elkhart Plan Commission to review 38-lot subdivision and ER addition

Elkhart’s Plan Commission is scheduled to review two development proposals Monday, August 3: a 38-lot subdivision near Woodfield and Kershner Lane and a 4,800-square-foot emergency-room addition at Elkhart General Hospital.

The meeting is scheduled for 1:45 p.m. in the Council Chambers at the Municipal Building, with electronic access also available. Both matters remain proposals under commission review; the agenda does not represent final approval for either project.

38-lot Walnut Trail subdivision

Giada LLC, with Cory White listed as managing member, is asking the commission to consider a preliminary plat for the 38-lot Foxwood Section of Walnut Trail Phase 3 and Phase 4.

The proposed major subdivision is listed at the southwest corner of Woodfield and Kershner Lane. The agenda describes it as approximately 9.99 acres and identifies the property as part of the northwest quarter of Section 35 in Osolo Township.

A preliminary-plat review is an early land-use step for the project. The commission’s action will determine the proposal’s next procedural stage, but the agenda does not establish a construction date, home prices or future neighborhood effects.

Hospital emergency-room addition

The commission also is scheduled to consider Elkhart General Hospital Inc., part of Beacon Health System, for a minor amendment to an approved final site plan at 600 East Blvd.

The requested amendment would allow a 4,800-square-foot emergency-room addition and an updated ambulance-access service area. That request is a final-site-plan amendment, distinguishing it from the subdivision’s preliminary-plat review.

The agenda states that the hospital amendment did not require public notice. That statement describes the city’s notice determination; it does not mean the amendment has been approved or resolve the project’s broader significance.

What residents should watch

The City of Elkhart says its Plan Commission reviews and approves or recommends action on subdivisions, site-plan-related development proposals and other land-use matters. Its regular meetings are generally held on the first Monday of each month at 1:45 p.m.

For people near Woodfield and Kershner Lane, the immediate question is whether the proposed 38-lot subdivision advances after preliminary-plat review.
