Huntington approves $130 million Melville Crossing redevelopment

The Huntington Town Board approved a $130 million mixed-use redevelopment at 75 Maxess Road in Melville on April 14, 2026, allowing the Melville Crossing project to move forward after debate over infrastructure and community effects.

The project, backed by Bethpage-based Steel Equities through Steel 75 Maxess LLC, would replace a 170,000-square-foot office-industrial building on approximately 16.6 acres. The plan combines 400 rental homes with retail space and shared amenities.

What the project includes

Melville Crossing would be built as seven four-story residential buildings and four three-story residential buildings. The proposal also includes three one-story retail buildings and a 6,300-square-foot clubhouse.

The Town of Huntington identifies the site as 75 Maxess Road in Melville. Long Island Business News reported that the Town Board approved the project in a 4-1 vote.

The project descriptions identify the housing as rental units, but do not state final rents or affordability levels for all 400 homes. The Town of Huntington’s published project information also does not announce a construction start date.

Infrastructure and community concerns

Residents, the Half Hollow Hills School District and the Melville Fire Department participated in debate or review connected to the project’s infrastructure and potential community effects. Concerns around infrastructure were also noted in coverage of the approval.

The development would add housing and retail space in an area where redevelopment rules already allow changes to underused office buildings and parking lots. The Melville Town Center Overlay District permits as many as 1,500 multifamily housing units across the broader district.
