Plymouth City Council Approves 195-Unit Apartment Complex

The Plymouth City Council has unanimously approved a mixed-use development at the southwest corner of County Road 6 and County Road 101. The project includes a four-story, 195-unit apartment complex, with 20% of the units designated as affordable housing for tenants at 60% of the area median income.

Despite concerns from nearby residents about the building’s size, traffic, and parking, the council emphasized the need for more housing in the region. Mayor Jeff Wosje noted that leaving the property commercial would prevent any change, whereas redevelopment offers a chance for improvement.

The development is led by Marco McLane Development and Mithun Cos., with plans to demolish parts of the existing Plymouth Plaza retail building and relocate tenants to a new structure on-site. The project aims to cater to young professionals and empty nesters, with monthly rents for one-bedroom units expected around $1,750 and two-bedroom units between $2,200 and $2,400. Affordable units will be priced $200 to $300 less than market rates.

Community Response

While some residents expressed reservations, the council members acknowledged the housing shortage in the area. Council Member Joel Spoonheim highlighted the significant impact of the shortage, noting that it affects seniors who are priced out of their homes due to rising property values.

The project is expected to proceed in phases, with construction of a new 14,200-square-foot building on the northeast corner of the site, where Northwest Family Clinics and Bay Creek Dental will relocate. The remaining Plymouth Plaza building will undergo significant façade improvements.

Next Steps

The development team plans to begin construction in the coming months, with the affordable housing units aimed to be available within the next year. The project is seen as a positive step toward addressing the housing needs in Plymouth.
