Queens board schedules hearing on two proposed zoning changes
Queens Community Board 8 has scheduled a public hearing for Oct. 14 on two separate zoning applications, including proposals for a nine-story mixed-use development in Hillcrest and a 17-story building along Queens Boulevard.
The hearing is set for 7:30 p.m. at Hillcrest Jewish Center, 183-02 Union Turnpike in Fresh Meadows. The City Record Online notice lists both applications for public hearing; it does not report a board recommendation or approval.
Two distinct zoning applications
The Hillcrest application concerns 165-25 Union Turnpike. It seeks to change the zoning map from R3-2 to R6A/C2-3 and amend zoning text to map the site for Mandatory Inclusionary Housing, to facilitate a proposed nine-story building with residential and commercial uses. The notice does not state a unit count or detailed affordability terms for this proposal.
A separate application, identified as 138-23 Queens Boulevard, seeks zoning map and text amendments related to Mandatory Inclusionary Housing. The proposal would facilitate a 17-story mixed-use building totaling 342,204 square feet, sought by RJ Capitol Holdings. The two applications have separate identifiers and concern distinct proposed developments.
How to request speaking time
Community Board 8-area residents and other members of the public may attend. People seeking speaking time are instructed to contact the Community Board office by 4 p.m. on Oct. 14, three and a half hours before the scheduled hearing.
The hearing is a public step in consideration of the proposed zoning actions, not an approval of either project. The notice establishes the hearing date and agenda but does not say what action or recommendation may follow.
