Tamarac approves 84,245-square-foot logistics warehouse on North Hiatus Road
Tamarac approved a proposed one-story Coast Logistics warehouse at 5600 North Hiatus Road, but a required traffic study and additional permitting steps remain before construction can begin.
The project would replace the former Gold Coast School building with an 84,245-square-foot industrial warehouse. The approval reported July 27, 2026, does not mean construction has started or that a building permit has been issued.
Warehouse would replace former school building
The approximately 19,983-square-foot former professional school building would be demolished under the proposal and replaced with the larger warehouse.
Plans call for 16 loading bays, two loading ramps, 85 regular parking spaces and four accessible spaces. The site would use shared access from North Hiatus Road, including an arrangement involving the adjacent realtor-office parcel at 5850 North Hiatus Road.
The project is associated with Coast Logistics and would operate near the North Hiatus Road and West Commercial Boulevard area. The local approval report said the rear drive would serve tractor-trailer loading activity, while the city review requires additional traffic analysis before permitting.
Land-use and zoning changes support the proposal
The redevelopment required a future-land-use amendment changing the property designation from commercial to industrial.
The property also required rezoning from MU-C Mixed Use Corridor to BP Business Park. The cityโs February 11 neighborhood meeting notice identified the application as involving a land-use amendment, rezoning and site-plan proposal.
Traffic study remains before a building permit
A traffic study addressing North Hiatus Road and West Commercial Boulevard must be completed before a building permit can be issued, according to the project review record summarized in the approval report.
The study is intended to evaluate the redevelopmentโs potential road impacts. It is not a finding that the warehouse will worsen traffic.
For residents, nearby businesses and commuters, the next important steps are the traffic study and the building-permit process. The cityโs approval should be understood as authorization of the projectโs development framework, not as permission to begin construction immediately.
Application was discussed earlier this year
Tamaracโs official community calendar shows that the applicant held a neighborhood informational meeting on February 11, 2026, for the redevelopment application at 5600 North Hiatus Road. The cityโs 2026 development-approval schedule lists March 4, 2026, as a Planning Board meeting date associated with the application process.
The approval was reported locally on July 27, 2026. Residents and nearby businesses should watch for the required traffic analysis, subsequent permitting activity and any future city notices tied to the warehouse proposal.
