Transit-Oriented Growth Near Rail Hub
An eight-story, 189-unit apartment building known as Nexus Leah is advancing near East 25th Street, steps from the Tri-Rail and Metrorail transfer station. Backed by more than $40 million in construction financing, the project reflects a broader push to cluster new housing around transit.
Plans call for amenities geared toward working families and commuters, including co-working areas and shared recreation space. The development adds to a growing cluster of mid-rise residential buildings transforming the area into a denser, more walkable corridor.
Affordable Housing Expansion
Elsewhere in the city, Metro Grande III recently marked its grand opening, adding a new phase of income-restricted housing to Hialeah’s inventory. Local and county leaders have emphasized the need to expand options for residents facing rising rents across Miami-Dade County.
The project is part of a broader strategy to combine public incentives and private financing to address workforce and affordable housing demand. City officials have repeatedly highlighted affordability as a top priority as population pressures continue.
Balancing Growth and Infrastructure
The latest multifamily investments build on earlier transit-oriented developments in the same East 25th Street corridor. Developers are betting that proximity to commuter rail, bus connections and job centers will keep demand strong even as construction costs remain elevated.
