Hermosa Beach IN-THE-ZONE office hours for commercial zoning: July 27 & Aug. 5

Hermosa Beach residents, property owners, and business owners can get direct answers from City planning staff during upcoming IN-THE-ZONE office hours focused on proposed updates to commercial zoning regulations and development standards.

These informal sessions are designed for questions, feedback, and discussion as the City continues the multi-phase zoning code update. (They’re a feedback step—not a final approval.)

When the office hours happen

What IN-THE-ZONE is

IN-THE-ZONE is the City’s ongoing zoning effort to update land-use and development rules, including updates to the City’s zoning and subdivision ordinances (Municipal Code Title 17 Zoning and Title 16 Subdivision).

The City describes the zoning update as intended to create a flexible, user-friendly set of regulations that implements the community’s vision.

What to ask (especially if you own or operate in a commercial zone)

Come prepared with specifics so staff can help you connect the rules to your site. Helpful questions include:

• Which commercial zone/district applies to my property? What would the draft updates change for that area?
• What development standards would apply to my project? (Examples: rules that shape how sites and buildings can be designed.)
• How existing uses are treated under the update—what could be affected for future permits or approvals.
• What happens next in the IN-THE-ZONE process and where revised materials will be posted.

What happens after these sessions

The City says the overall IN-THE-ZONE process is anticipated to continue through 2026–2027, with new and updated regulations drafted for review, then revised based on input received.
