DeBary’s Main Street project moves toward construction as US 17-92 road work nears

DeBary’s planned Main Street district is moving closer to vertical construction after roads, sidewalks and utilities were installed, while a separate Florida Department of Transportation project on US 17-92 is scheduled for letting Sept. 1.

Local television reporting on July 8, 2026, said developers were preparing to begin building the homes and businesses planned beside the DeBary SunRail station. The Main Street project is expected to include approximately 290 new properties, with apartments, retail and commercial space forming a walkable downtown district.

Main Street infrastructure is in place

The infrastructure work took roughly two and a half years, according to the report. With underground utilities, roads and sidewalks installed, the project is moving from foundational site work toward construction of individual buildings.

The City of DeBary describes Main Street as a mixed-use transit-oriented development next to the SunRail station and the Central Florida Trail System. The planned combination of residences and commercial space is intended to place homes, businesses and transit access within the same district.

The reported construction preparation does not establish a final start date for each building. A total completion date and overall project cost for the Main Street development have not been announced by the city’s project information.

US 17-92 project set for September letting

Nearby, FDOT project 450991-1 covers US 17-92 from north of Saxon Boulevard to north of Wisconsin Avenue in DeBary. The department’s project record lists Sept. 1, 2026, as the scheduled letting date.

Under the project design, travel lanes will be slightly narrowed to make room for continuous four-foot paved shoulders on both sides of US 17-92. That means residents and commuters using the corridor should expect a roadway design change as the project advances, although a final traffic-control or closure schedule has not been issued in the project record.

The two projects are at different stages. Main Street’s roads, sidewalks and utilities are reported as installed, with developers preparing for vertical construction. The US 17-92 work remains a scheduled transportation project awaiting its September letting.

Together, the developments place new housing and commercial space near DeBary’s rail and trail connections while also setting up a change to a major north-south roadway through the city.
