Brooklyn’s South of Prospect plan could reshape zoning south of Prospect Park
Brooklyn NY – City Hall says public engagement starts in June for South of Prospect, an early plan that could reshape zoning, housing, and local businesses.
The city announced the South of Prospect Neighborhood Plan on May 20, 2026, opening a Brooklyn land-use process focused on portions of Coney Island and McDonald avenues south of Prospect Park.
This is still a planning effort, not a final rezoning. City Hall says community engagement will begin in June, with outreach meant to shape future housing and investment proposals before a zoning concept map is released next year.
Where the plan is focused
The study area stretches roughly from Caton Avenue and Fort Hamilton Parkway to Avenue I. The city says the corridor is transit-rich but limited by outdated zoning, and it wants to study more housing, including permanently affordable units, along with jobs, services and public-space improvements.
