Augusta Property Owners Face Aug. 13 Deadline to Appeal 2026 Assessments
Augusta-Richmond County property owners with 2026 assessment notices dated June 29 have until Aug. 13 to appeal, review exemptions or correct property information.
Augusta-Richmond County property owners have until Aug. 13, 2026, to challenge 2026 real-estate or personal-property assessment notices dated June 29.
The 45-day deadline applies whether an owner believes the assessed value is wrong, the property information is inaccurate, or an exemption should be added or reviewed. The Board of Assessors says appeals may be filed online, by mail, by email, or in person. Mailed appeals must be postmarked by Aug. 13.
The notice is not the final tax bill
An assessment notice shows the propertyโs assessed value and related information used in the property-tax process. It is not the final tax bill and does not, by itself, state the final amount an owner will owe.
Tax bills are issued later by the appropriate tax-collecting authorities. A higher or lower assessment notice therefore should not be treated as a final change in the amount due. The eventual bill can also depend on tax rates, exemptions, and decisions by the applicable taxing authorities.
Why the 2026 notice looks different
The 2026 notices use a revised format following Georgia Senate Bill 566, a statewide law that changed assessment-notice requirements for taxable years beginning on or after Jan. 1, 2026.
Augustaโs revised notice includes an โEstimated Tax Savingsโ section, along with instructions about appeals and exemptions. The format is intended to give property owners more information while they review the assessment, but the estimate should not be confused with a final tax calculation.
Review the Augusta-specific exemption information
The notice also includes information about Augusta-Richmond Countyโs local floating homestead exemption for qualifying primary residences. Owners who believe they may qualify should review the notice carefully and follow the instructions from the Board of Assessors.
Eligibility and any potential savings depend on the property and the applicable tax authorities. The exemption information does not guarantee a specific reduction, and filing an appeal does not automatically lower taxes or ensure that the assessed value will change.

Before submitting an appeal or exemption application, owners should confirm the notice date, property description, ownership information, assessed value, exemptions shown, and any other details that appear incorrect.
Augusta-Richmond County provides an official property-search tool and filing instructions through the Board of Assessors. Owners who file online should retain the confirmation. Those filing by email, mail, or in person should keep copies of the submission and any delivery or filing proof.
The key date for notices dated June 29 is Aug. 13, 2026. Property owners who wait for a tax bill may miss the separate assessment appeal period, so the notice should be reviewed now.
