Neighbors challenge SteelFab’s proposed 123-acre rezoning in Fayetteville
A Fayetteville land-use dispute over roughly 123 acres near Country Club Drive and Distribution Drive is moving to the City Council after the Zoning Commission recommended a narrower version of SteelFab’s rezoning request.
The commission held its public hearing on July 14, 2026, on case P26-31. City records identify the property as approximately 123.48 acres in the Murchison Road area. SteelFab asked to change the land from Light Industrial and Conservation District zoning to Heavy Industrial zoning.
What SteelFab proposed
SteelFab described the request as supporting a new steel fabrication facility or an expansion. The company’s stated plans involve developing only part of the larger tract, while the rezoning request initially covered the full approximately 123.48 acres.
That distinction became central to the hearing. Residents questioned whether the broader Heavy Industrial designation could permit future development beyond the company’s current plans if ownership or project proposals change later.
Why neighbors objected
Nearby residents opposed rezoning the entire tract and raised concerns about the longer-term effects of the change. Speakers cited potential impacts involving future industrial uses, wetlands, flooding, stormwater, traffic, lighting, wildlife and the environment.
Some speakers also raised neighborhood-equity concerns about placing higher-impact industrial activity near working-class and Black neighborhoods along the Murchison Road corridor. Those points were concerns expressed at the hearing, not official findings by the city.
Specific claims about wetlands, flooding, traffic or environmental effects would require technical studies or later city determinations to be treated as established facts.
What the commission recommended
Commissioners voted 4–1 to recommend rezoning only the portion SteelFab says it intends to develop, rather than the entire tract. The vote was advisory and did not approve the rezoning.
The recommendation leaves important details unresolved, including the exact acreage and boundaries that would be included and whether any conditions would accompany the proposed change. The final zoning boundaries and conditions will be part of the next stage of the process.
What happens next
The Fayetteville City Council must hold its own public hearing before making the final decision. Under the city’s public-hearing process, the Zoning Commission makes a recommendation on a rezoning case, while the City Council considers the matter and public comments before deciding.
As of July 28, the reviewed records did not confirm a date for the Council hearing. Residents near Country Club Drive, Distribution Drive and Murchison Road should watch upcoming Council agendas for the hearing notice, the recommended zoning boundaries and any proposed conditions.
The central question is whether the city will allow a Heavy Industrial zoning designation across the broader property or limit the change to the portion tied to SteelFab’s current plans. The rezoning remains pending until the City Council acts.
