Pennington Gap moves forward with access-road work for proposed hotel development

Pennington Gap has moved a proposed hotel development into a formal public-review process with a hearing on a right-of-way access road that would be built on town-owned property.

The Town of Pennington Gap set the public hearing for Feb. 9, 2026, after the Virginia Department of Transportation required the hearing as part of the grant-funding process. The proposed road would provide access to the new hotel development in town.

The hearing places a town property and a proposed public-infrastructure connection under formal review. It does not, by itself, establish that hotel construction has been approved, started or scheduled for completion.

What the hearing covers

The right-of-way issue concerns a road planned for property owned by Pennington Gap. VDOT’s grant-related requirements made the public hearing part of the process, giving the town a formal step to consider access before any construction timeline is established.

The town notice identifies the project as an access road for a proposed hotel. It does not identify a final grant amount, a construction award, a road-completion date or a hotel construction schedule. It also does not disclose a final right-of-way agreement or say whether hotel construction has begun.

That distinction matters for residents and businesses because the project remains at the proposal and review stage. If it advances, a new access road and hotel could affect traffic patterns, commercial activity and redevelopment prospects in Pennington Gap. The public-hearing requirement also ties decisions involving town property and infrastructure to the grant process overseen by VDOT.

Other redevelopment and transportation planning

The hotel-access proposal is part of a broader period of redevelopment planning in and around Pennington Gap. Residents were invited to review designs for the Cas Walker site during a community meeting scheduled for June 16, 2026, at the former site on Morgan Avenue.

The Cas Walker meeting concerns designs for that site, but the public invitation does not establish that a final redevelopment plan has been adopted.

Regional transportation planning is also continuing. A Virginia project-pipeline record updated April 15, 2026, includes Pennington Gap in a Lee County study of the Alternate Route 58 corridor. The study involves value engineering of previously developed recommendations at two Alternate Route 58 locations and references the U.S. Route 58A and Route 42 corridor context.

Together, the road proposal, Cas Walker design review and corridor study point to several active planning tracks affecting access, redevelopment and transportation in Pennington Gap. The next concrete milestones for the hotel-related project would be any final right-of-way action, grant decision, construction award or announced completion schedule.
