RTC Paving, Housing Funds Advance as Reno Growth Pressures Mount

Reno is heading into April with key transportation work underway and renewed focus on housing affordability as growth continues to reshape the region.

Mill Street Paving Begins

The Regional Transportation Commission of Washoe County began paving work on Mill Street this week, part of ongoing corridor improvements in central Reno. The project is expected to bring lane reductions and intermittent delays while crews resurface sections of the roadway.

Mill Street is a critical east-west connector linking downtown to residential neighborhoods and Interstate 580. Officials say the work is designed to extend pavement life and improve safety, especially as traffic volumes climb with continued population growth.

Public Input Closes on Northeast Connector

Tuesday marked the close of public comments for the Northeast Connector Feasibility and Alignment Study. The proposed corridor would create a new north-south route in Sparks and north Reno, aimed at easing congestion on U.S. 395 and local arterials.

Transportation planners say community feedback will help shape alignment options and environmental review steps later this year. The project is still in the study phase, but it reflects long-term planning for a metro area that continues to expand outward.

State Housing Funds Target Affordability

At the state level, projects backed by Nevada’s Attainable Housing Account are beginning to move forward, including developments in Northern Nevada. The fund, created to address the state’s affordability crisis, supports construction aimed at middle-income households often priced out of the market.

Recent housing analyses show Reno drawing a growing share of out-of-state buyers, particularly from California. At the same time, Nevada remains among the states with the highest percentage of cost-burdened renters, underscoring the tension between in-migration and local affordability.

Economic Momentum Continues

Local real estate data released this week points to continued demand in the Reno-Sparks market, driven in part by job growth and Nevada’s tax structure. Economic development leaders have cited the region’s ranking among top-performing metro areas for growth.

Together, road upgrades, long-range transportation planning and new housing investments highlight a city balancing infrastructure needs with rapid expansion.
