Rumson advances amended affordable-housing plan and development rules
Rumsonโs Planning Board has posted an amended Housing Element and Fair Share Plan, along with a resolution adopting the plan and changes related to affordable-housing development. The materials are tied to the boroughโs fourth-round affordable-housing obligations and could affect where and how qualifying projects move through the local review process.
The posted materials include changes involving mixed-use and multifamily overlays, as well as a faith-institution inclusionary overlay. The Planning Boardโs page also lists development matters at 15 and 17 North Ward, 35 Ridge Road, 5 Tennis Court Lane and 35 Rumson Road. Being listed on the page does not by itself establish that any of those properties has been approved for housing or will be developed for that purpose.
What happens next
The borough website lists an Aug. 3, 2026, Planning Board meeting. The posted planning materials do not establish whether every listed ordinance and resolution received final Borough Council adoption, and they do not set a schedule for hearings, approvals or construction at the named properties.
Mayorโs 2026 address says Rumson reached a fourth-round affordable-housing settlement in late December and was focusing on continued development of approved affordable-housing projects in the West Park and Piping Rock Park neighborhoods. The address does not identify the number of units required or approved.
