Rumson Zoning Board Reviews Seven Home Proposals
Seven Rumson residential applications were listed for July 23 review, including a carriage-house apartment and a proposed new home. None was approved.
Seven residential applications appeared on the Borough of Rumson Zoning Boardโs July 23, 2026, agenda, including a proposed two-bedroom apartment above a rebuilt carriage house and a proposed new single-family home with a detached garage.
The agenda lists matters for board review. It does not constitute approval, a construction permit, completed work, or a guarantee that any proposal will move forward.
Two prominent proposals
At 9 North Ward Avenue, the application describes a rebuilt carriage house with a two-bedroom, one-and-one-half-bath apartment. The proposal was submitted for review of the propertyโs zoning requirements and the requested residential use.
At 34 Forrest Avenue, the application proposes a new single-family dwelling and detached garage. The supporting municipal plans identify the Rumson property and present the project as an application subject to zoning-board review.
Other applications on the agenda
The other residential matters included a proposed two-car garage and pool house at 3 Tennis Court Lane; a second-floor addition at 4 North Cherry Lane; expansion and elevation of a nonconforming dwelling at 105 South Ward Avenue; and additions or accessory improvements at 15 Heathcliff Road.
The agenda and supporting application materials reference property-specific issues involving floor-area ratio, lot coverage, setbacks, parking, building height, and nonconforming structures. The requested relief varies by application and should not be treated as a single townwide development plan.
What zoning relief means
Rumsonโs zoning review considers whether a proposed project meets applicable dimensional and use requirements or needs relief from those standards. Floor-area ratio and lot coverage address the amount of development and improvement on a lot. Setbacks and height rules affect a structureโs placement and scale, while parking standards address on-site vehicle space. Nonconforming-home applications require additional review when owners seek changes to properties that do not fully meet current zoning rules.
For residents, the practical question is what each applicant is asking the board to allow under the boroughโs zoning rules. Agenda placement does not establish that a variance will be granted, that permits will be issued, or that construction will begin.
What happens next
The Borough of Rumson Zoning Boardโs official information lists August 27, 2026, as the next regular meeting date. Residents seeking the latest status should review the boardโs later agendas, meeting materials, and decision records for the individual applications.
Unless and until the board takes formal action, the seven items remain pending requests. The July 23 agenda is a snapshot of proposals under review, not evidence of completed development in Rumson.
