Sharon’s 2026 Town-Meeting ADU Zoning Outcome Remains Undocumented
Sharon’s Planning Board placed a proposal to amend the town’s accessory-dwelling-unit bylaw before the 2026 Annual Town Meeting, scheduled for May 4 at Sharon High School. The proposal was listed as Article 18 in the town meeting warrant.
Article 18 would amend Section 8.1 of Sharon’s zoning bylaw in response to state guidelines and direction from the Massachusetts attorney general. The proposed changes cover ADU definitions, conditions and decision provisions.
The warrant describes an accessory dwelling unit as a self-contained housing unit on the same lot as a principal dwelling, with a separate entrance. Its proposed dimensional limit would be the smaller of one-half of the principal dwelling’s gross floor area or 900 square feet.
Final action is not posted
The Town of Sharon’s posted town-meeting and Planning Board pages do not show whether Article 18 passed, failed, was amended or was postponed. They also do not identify final adopted zoning language or an effective date, so the warrant’s proposed limits should not be treated as current enforceable rules.
The documented next step was consideration of the Planning Board article at the May 4 Annual Town Meeting. Any change could affect homeowners considering an ADU and Sharon’s local housing rules, but the town’s posted records do not establish whether the proposal took effect.
