Cape Coral council to consider rezoning 23 acres tied to sports complex
Cape Coral City Council is scheduled Wednesday, August 5, to consider rezoning 23.14 acres of city-owned land in Southwest Cape Coral that city planning staff say could be used with the existing Cape Coral Sports Complex for additional park or athletic-field uses.
The 4 p.m. hearing will cover case RZN26-000002 in the Cape Coral Council Chambers at 1015 Cultural Park Blvd. The request would change the zoning for two undeveloped parcels at 2327 Trafalgar Parkway and 11300 Chandler Grove Drive to Commercial.
What the rezoning request covers
The parcels are owned by the City of Cape Coral. One carries Agricultural-2, or AG-2, a Lee County designation, while the other carries Single-Family Residential zoning. The city says one parcel was annexed into Cape Coral in 2024. Together, the parcels total 23.14 acres.
The planning staff report considers the properties part of the Cape Coral Sports Complex facility. The site has frontage along Trafalgar Parkway, and municipal water, sewer and irrigation services are available, according to the report. Single-family homes, including homes in the Sandoval community, are located around the site.
The Trafalgar Parkway parcel is mostly cleared and is occasionally used for grassed overflow parking for the sports complex. The other parcel is heavily vegetated and lacks existing street frontage or access. One parcel has been partially improved with a retention pond.
Staff points to park and athletic uses
The staff report says the proposed Commercial zoning is compatible with a proposed Parks and Recreation future-land-use designation. That future-land-use designation is still pending and, if adopted, would limit practical development on the parcels to recreational and athletic activities.
Planning staff say the parcels could support additional park uses or athletic fields and would bring city-owned properties associated with the sports-complex area into zoning uniformity. The report references existing baseball, soccer and tennis uses at the complex.
The requested Commercial zoning allows a broad range of commercial and professional uses, including retail, restaurants, offices and personal services. The staff analysis says the proposed Parks and Recreation designation would restrict development on these city-owned parcels and help make the request compatible with nearby residential uses.
The Planning Division recommends approval, finding the request consistent with the city’s comprehensive plan, land-development regulations and surrounding area.
No project has been approved
Wednesday’s action would be a land-use decision, not approval of a specific sports-complex expansion. The documents do not establish a field count, design, construction schedule, contractor, operating plan, funding source or project budget.
If the council approves the rezoning, any future development would require additional city actions. Residents, sports users and taxpayers should watch for later funding requests, design approvals, development applications and construction permits.
