McKinney, TX – March 27, 2026 – Downtown construction timeline now stretches into 2028 as city rebuilds streets and utilities to support growth.
City leaders this week shared an updated timeline for McKinney’s downtown infrastructure overhaul, confirming that construction around the historic square will now extend into late 2028.
What’s Changing
The multi-phase project includes a full reconstruction of streets, sidewalks, drainage systems and underground utilities. Officials say the existing infrastructure can no longer support the pace of population and business growth in and around downtown.
Under the revised schedule, the first phase of street and utility work is now expected to run through late 2027. A second phase would continue improvements into late 2028.
Why the Delay
City staff have pointed to the scale and complexity of the rebuild as key factors. Much of the work involves replacing aging underground systems while maintaining access for businesses, residents and visitors.
The project is designed to position downtown for long-term redevelopment, including future mixed-use projects and additional public amenities. Planning is also underway for a future parking garage, and demolition of certain city-owned buildings is expected to begin as early as April.
Impact on Traffic and Businesses
Officials acknowledged that construction will affect traffic flow, parking and access to storefronts near the square. While pedestrian access is expected to remain open, drivers should anticipate detours and periodic disruptions.
City leaders say the goal is to manage construction in phases to reduce strain on small businesses while ensuring that utilities, drainage and roadways are built to handle decades of future growth.
For residents, the extended timeline means patience will be required. But city officials argue the long-term payoff will be a more resilient downtown core capable of supporting continued economic development.
