Gilbert residents face ongoing road and waterline work in Val Vista Lakes

Phase 2 of Gilbert’s Val Vista Lakes Improvements project is 25% complete as of the town’s current update, but construction is scheduled to continue through fall 2027 in several southern Val Vista Lakes neighborhoods.

The Town of Gilbert says construction began the week of March 23, 2026, east of Val Vista Drive between Guadalupe Road and Lakeside Drive. Residents and businesses should expect changing construction conditions as crews move through the area.

Road, drainage and water infrastructure work

The project, identified as ST1720 Val Vista Lakes Improvements, includes asphalt and road reconstruction, drainage upgrades, ADA-compliant sidewalks and ramps, driveway improvements and replacement of outdated asbestos-concrete water pipes.

The current work is Phase 2. It follows the completed Phase 1 portion of the broader project. Phase 3 remains in design and is not included in the current 25% construction figure.

Neighborhoods affected

The work area includes Lakeside at Val Vista Lakes, Discovery Park, Spinnaker Bay, Tanglewood Cove, Patterson Point, Anchor Point, Breckenridge Bay and Runaway Bay.

The town’s project information identifies Breckenridge Bay for waterline replacement only. The neighborhood list should not be read to mean that every area will receive every improvement included in the broader Phase 2 scope.

What residents and businesses should expect

Gilbert says temporary side-street closures, detours and no-parking postings may be needed as work progresses. Weekday daytime work may begin as early as 5 a.m.; concrete work may begin one hour earlier under the town’s construction notice.

Access is expected to remain available, but routes and parking conditions may change from one work area to the next. Homeowners and businesses should watch mailed project notices, construction signs and the town’s project updates for street-specific information. Town Council approved construction authorization

On March 3, 2026, the Gilbert Town Council approved Construction Phase No. 2, Guaranteed Maximum Price No. 2, for ST1720 with a not-to-exceed amount of $49,466,148.53. That figure is an authorized maximum for the construction phase, not a statement that the full amount has already been spent.

Construction is scheduled to continue through fall 2027, although that is a planned completion horizon rather than a guarantee. Residents and businesses should monitor the town’s project updates as work shifts between streets.
