Hollywood schedules Aug. 6 community meeting on the 1301 South Ocean Drive redevelopment

Hollywood residents will have an opportunity to question the development team behind the proposed 1301 South Ocean Drive redevelopment during a community meeting scheduled for Thursday, August 6, 2026.

The meeting will run from 3 to 7 p.m. at the Garfield Community Center, 300 Connecticut Street. The PRH 1301 South Ocean Drive redevelopment team is presenting the event in partnership with the City of Hollywood. The city’s event listing says admission and on-site parking will be free.

What the meeting will cover

City materials say the discussion will focus on a proposed public-private redevelopment involving the city and PRH. Topics include a residential condominium, workforce rental units referred to as “Hero Housing,” a new oceanfront community center, public parking, and proposed improvements to Harry Berry Park.

The project is proposed for an approximately 3.5-acre city-owned beachfront site, according to the city’s project overview. Because the proposal includes both private housing and public-facing facilities, residents may want to ask how the different components would be approved, financed, scheduled, and connected to the city’s long-term plans for the beach area.

Harry Berry Park would need a separate application

One important procedural distinction is that the proposed Harry Berry Park improvements are not themselves an approved redevelopment project. The city’s community meeting invitation says any park redevelopment would require a separate application.

That means the park portion should be treated as a proposal for discussion rather than a completed city decision. Residents can use the meeting to ask what changes are being considered, what approvals would be required, and how the park proposal would relate to the larger 1301 South Ocean Drive project.

Hero Housing was added to the amended agreement

The City of Hollywood’s project overview says the City Commission approved a May 20, 2026 resolution authorizing an amendment to the public-private partnership agreement to include Hero Housing rental units.

That action placed the workforce-housing component in the amended agreement, but it should not be confused with final construction approval for the entire redevelopment. Additional approvals, applications, and project decisions may still be required.

Local reporting has described resident concerns about the project’s scale and the balance between private development and public facilities. Those concerns are likely to make the August 6 meeting an important setting for questions about housing, public access, parking, the community center, and the future of Harry Berry Park.
