Sanford’s Seminole Towne Center redevelopment moves toward $700 million plan
A proposed $700 million redevelopment of Sanford’s Seminole Towne Center is moving forward with plans for a Costco larger than 156,000 square feet and additional mixed-use development.
The first phase would replace the former Macy’s space with the Costco, creating a large retail anchor at the mall property. The broader proposal goes beyond the store and includes mixed-use development as part of a larger effort to remake the Sanford commercial site.
Costco would anchor the first phase
The planned Costco is expected to exceed 156,000 square feet, according to reporting on the redevelopment. The store would occupy the former Macy’s location at Seminole Towne Center rather than represent a small addition to the existing mall layout.
Sanford Economic Development Project Manager Pamela Lynch said the Costco team expected demolition to begin in July. That expectation describes a planned construction step, not a confirmed opening date or proof that the entire redevelopment has been completed.
The Costco proposal is one part of a project estimated at $700 million. That figure applies to the proposed redevelopment, and the project should not be treated as fully financed or finished.
Approval meeting rescheduled
The approval meeting for the redevelopment was rescheduled to Aug. 6, 2026. The meeting date marks the next identified step in the city-area redevelopment process.
The rescheduled meeting does not by itself establish that every proposed part of the project received approval. The final status of the Aug. 6 vote and the approval of individual components were not established in the public reporting cited on the project.
That distinction matters because the proposal includes more than the Costco. The larger plan calls for mixed-use development, but the ultimate tenant mix and construction schedule have not been specified.
What the redevelopment could change
Seminole Towne Center is in Sanford, and the project is being discussed by Sanford economic-development officials as part of the area’s redevelopment process. Replacing the former Macy’s space with a large retail store would change how a major commercial property is used.
The potential local effect is tied to both the scale and the combination of uses. A Costco of more than 156,000 square feet would provide the project’s first-phase retail anchor, while mixed-use development could add other types of activity to the property. The proposal therefore concerns the future of the broader mall site, not only the construction of one store.
At this stage, the publicly identified facts establish the project’s estimated size, the planned Costco location, the mixed-use component, the expected demolition timing described by Lynch and the rescheduled approval date. They do not establish a final Costco opening date, a completed redevelopment or a final list of tenants.
The next known milestone is the Aug. 6, 2026, approval meeting. Any later construction progress, final entitlements and details about the broader tenant mix will determine how much of the proposed transformation moves from plan to reality.
