Virginia Beach Golf Club Sale Delayed After Acreage Notice Error

Virginia Beach has delayed expected action on the proposed sale of Virginia Beach National Golf Club after the city discovered an acreage error in a public-hearing notice.

The June 28 notice described the property as approximately 300 acres. The city later said the site is approximately 350 acres, requiring the hearing to be re-advertised. The city announced the correction on July 13 and now projects that the public hearing and City Council vote could take place on Aug. 11, 2026.

That date remains projected until the city formally advertises the hearing and places the matter on an official agenda. The property sale, housing plan and golf-course changes have not been approved.

What the proposal includes

The preferred proposal would sell the property for $17.94 million. Under the city’s summary, the plan would retain a public golf course while redesigning or reconstructing holes and adding 659 housing units.

The city also proposes up to $4.3 million in infrastructure improvements along Tournament Drive and Princess Anne Road. The work could include turn lanes, streetscape improvements, utility relocations and a sewer extension.

The city has projected approximately $3.4 million in annual tax revenue after the development reaches stabilization. That is a city estimate, not current revenue or a guaranteed financial result.

Housing still needs another approval

Even if City Council approves the property sale, the residential portion would still need to go through a separate conditional-rezoning process. That process would involve the Planning Commission and City Council.

As a result, the 659 homes should not be treated as permitted units. The sale decision and any later decision on residential zoning are separate steps.

Aug. 6 meeting is not the formal rezoning hearing

A public meeting is scheduled for 5:15 to 7:45 p.m. Aug. 6 at Meyera E. Oberndorf Central Library. The meeting is sponsored by Friends of Virginia Beach National.

City Planning Commission meeting notices identify the event and its sponsor, but the meeting is not described as the city’s formal rezoning hearing or a City Council vote. Residents should distinguish that community meeting from the formal public-hearing process expected to follow.

Opponents cited by WHRO have urged the city to pause the proposed sale and raised concerns about the property’s future and the development plan. Supporters and the developer have emphasized the proposed public golf course, housing and related investment.

The next key steps are the corrected public notice, a formal City Council agenda and the procedures for public comment. Residents evaluating the proposal should also watch for future conditional-rezoning filings, because those filings would determine whether the proposed housing can move forward.
